The world economy seems to be slowing, US dollar dropping, stock market waffling, yet the Brentwood / Franklin, TN area known as Cool Springs thrives and even expands. Cool Springs Mall announced this week that a major 200,000 square feet expansion is in the works. Just across the hillside is McEwen Center going up with over 700 apartments and townhomes and a seven story office tower. Down the street is another six story class-A office space going up and an announcement is expected soon that another company will relocate there bringing in over 500 jobs. Nissan US headquarters just opened their huge 400,000 square foot building and the news just goes on and on. The positive news is out there, yet I get calls all the time wanting to know if someone should buy a house or just hold out? I even got a call from a physician that felt the market will drop another 20% within the year!? People are reading about events in CA, FL, Vegas, but are not looking at the local Williamson County real estate scene. Yes inventory is high, but the market is fine. Nordstorm is coming to Nashville and at any given day you will find the shops packed in Green Hills and Cool Springs with buyers. I have a listing at 9622 Brunswick Drive, Brentwood listed for $694,900. We have been on the market for 2 weeks and already an offer and even had showings so packed one day that the owners could not step foot in their home for about six hours during the showings. I will admit that the first half of 2008 was slower than the past three years so I used that time and updated my website, www.FranklinElite.com and obtained my CRS designation. My real estate has actually expanded by two members this year while others are contracting. I expect sales to be on the sale level as the 2002 year. Remember 2002? Did you hear anyone complaining about real estate sales back then? It was the start of the rush on real estate from 2002 till 2006.
